Proposal    The proposed development includes for 460 no. dwellings comprised of 1,2,3 and 4 bed apartments and duplex units all located in 8 no 4 to 11 storey blocks (including penthouse level setbacks), 1 no crèche (614m2) and 3 no retail/commercial units (372m2) all on a site area of 2.76 ha. The site is bounded to the west by Swords Road, to the south by Highfield Hospital, to the north by Dublin City Council lands and Collins Avenue and to the east by existing residential development at High Park. The total proposed development consists of 4no. 4 bed duplex units, 139 no. 3 bed units, 299 no. 2 bed units and 18 no. 1 bed units all in 8 no. blocks. Block A is a 6 storey block containing 28 no. units and crèche at ground and first floor level. Block B is a 6 storey block containing 36 no. units. Blocks C,D and F are 8 storey blocks plus penthouse level setbacks catering for 92, 48 and 89 no. units respectively. Block E, located in the centre of the site is an 8 to 10 storey block, plus penthouse level setback, catering for 108 no. units. Block G, fronting onto Swords Road, is a 4-5 storey block catering for a total of 25 no. units and 3 no. retail/commercial units at ground floor level. Block H which abuts both Blocks C and D in the southern section of the site is 8 storeys plus penthouse level catering for 34 no. units. This application also includes for all associated site development and infrastructural works, hard and soft landscaping, public and private open spaces, underground car park (554 no. spaces), surface car parking (6 no. spaces), bicycle parking (491 stands), 2 no. ESB substations adjacent to Blocks F and G and private and refuse bin storage areas in basement car park. Private open spaces are provided as terraces at ground floor level of each block, balconies at all upper levels and roof terraces and gardens setback at sixth floor and upwards in Blocks C, D,E and F. Vehicular access to the site is off Swords Road in the north-west corner of the site with fire tender access also provided for off Swords Road through Block G.
